We Just Got Back From the Homebuilding & Renovating Show in London

Three days, hundreds of conversations

From 18 to 20 September, we took part in the Homebuilding & Renovating Show at ExCeL London, one of the UK's biggest gatherings for people planning to build or renovate their own home. Over three days, we talked to visitors who were anywhere from browsing plots to interviewing contractors, and a few patterns kept surfacing no matter where they were in the process.

What kept coming up

The same worries, again and again

A lot of the conversations started the same way. Someone would mention getting quotes for the same job that were miles apart, with no easy way to tell which number to trust. Others were already mid-build and had just been hit by a cost they hadn't planned for – something in the groundworks, or a material price that had crept up since they first budgeted.

Contractors came up constantly too, and less as "where do I find one" and more as "how do I know this one won't leave me halfway through the job." A few people told us they'd already been burned once and were now double-checking everything before signing anything.

Delays were the quieter worry, but just as real – one trade running late throwing off every booking after it, and the knock-on costs that come with that. It's not one big risk that derails a self-build, it's usually a string of small ones like this.
