Rigelnik je kariero za\u010del v NLB, nato prevzel vodenje Triglav Skladov in kasneje Union Hotelov. Danes deluje kot partner in izvr\u0161ni direktor pri Equinos nepremi\u010dninski dru\u017ebi. Njegove izku\u0161nje segajo od ban\u010dni\u0161tva in upravljanja premo\u017eenja do hotelskega mened\u017ementa in nepremi\u010dninskih investicij.<\/p><p data-start=\"637\" data-end=\"947\">Pogovor je bil namenjen razumevanju premikov na nepremi\u010dninskem trgu v Sloveniji, predvsem v kontekstu lastni\u0161tva, tr\u017enih trendov ter vplivov demografskih in gospodarskih dejavnikov. V ospredju so bila vpra\u0161anja dostopnosti stanovanj, profesionalizacije trga ter vloge dr\u017eave in institucionalnih vlagateljev.<\/p><p data-start=\"637\" data-end=\"947\"><iframe title=\"Drzava ali privatni sektor\" width=\"563\" height=\"1000\" src=\"https:\/\/www.youtube.com\/embed\/9L5qCxz0Ips?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/p><h2 data-start=\"949\" data-end=\"988\">Lastni\u0161tvo nepremi\u010dnin v Sloveniji<\/h2><p data-start=\"989\" data-end=\"1288\">Ena izmed klju\u010dnih tem pogovora je bila koncentracija lastni\u0161tva nepremi\u010dnin. V Sloveniji je \u0161e vedno velik dele\u017e prebivalstva lastnikov nepremi\u010dnin, vendar se ta dele\u017e zmanj\u0161uje. V devetdesetih letih je lastni\u0161tvo obsegalo pribli\u017eno 85 % gospodinjstev, danes pa se je dele\u017e spustil na okoli 75 %.<\/p><p data-start=\"1290\" data-end=\"1624\">Rigelnik je opozoril, da ta trend pomeni ve\u010djo dinamiko na trgu. Pove\u010duje se \u0161tevilo najemnikov, kar vpliva na oblikovanje novih investicijskih prilo\u017enosti za zasebne in institucionalne vlagatelje. Po njegovih besedah je to premik, ki Slovenijo pribli\u017euje razvitim evropskim trgom, kjer je lastni\u0161tvo ni\u017eje, najemni trg pa mo\u010dnej\u0161i.<\/p><h2 data-start=\"1626\" data-end=\"1668\">Investicije in koncentracija kapitala<\/h2><p data-start=\"1669\" data-end=\"1960\">Sogovornik je poudaril, da koncentracija kapitala v rokah ve\u010djih vlagateljev ustvarja spremembo v strukturi trga. Vse ve\u010dje dru\u017ebe in skladi kupujejo ve\u010dstanovanjske nepremi\u010dnine, kar zmanj\u0161uje dostopnost za posameznike, a hkrati prina\u0161a stabilnost in profesionalizacijo najemni\u0161kega trga.<\/p><p data-start=\"1962\" data-end=\"2338\">Pri tem je Rigelnik opozoril na dvojno naravo procesa: po eni strani to omogo\u010da ve\u010djo u\u010dinkovitost, bolj\u0161e vzdr\u017eevanje objektov in dolgoro\u010dno stabilnost, po drugi strani pa se pove\u010duje tveganje socialne izklju\u010denosti za tiste, ki ne morejo slediti cenam. V Sloveniji se tako vzpostavlja novo ravnovesje med klasi\u010dnim lastni\u0161tvom in institucionalnim upravljanjem nepremi\u010dnin.<\/p><h2 data-start=\"2340\" data-end=\"2378\">Vloga demografije in urbanizacije<\/h2><p data-start=\"2379\" data-end=\"2637\">Pomembno vlogo pri teh spremembah imajo demografski trendi. Mlaj\u0161e generacije se vse pogosteje odlo\u010dajo za \u017eivljenje v mestih, kjer je lastni\u0161tvo dra\u017eje in dostopnost omejena. To pove\u010duje povpra\u0161evanje po najemu, zlasti v Ljubljani in drugih ve\u010djih mestih.<\/p><p data-start=\"2639\" data-end=\"2993\">Rigelnik je poudaril, da urbanizacija ni zgolj slovenski pojav, temve\u010d globalni trend. Posledi\u010dno se pove\u010duje pritisk na stanovanjsko politiko, ki mora uravnote\u017eiti interese vlagateljev in prebivalcev. Z vidika gospodarstva pa urbanizacija pomeni ve\u010dje povpra\u0161evanje po novih projektih, trajnostni gradnji in prilagajanju potrebam sodobnih prebivalcev.<\/p><p><iframe title=\"Zelene povrsine\" width=\"563\" height=\"1000\" src=\"https:\/\/www.youtube.com\/embed\/ytujm_0nXYY?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/p><h2 data-start=\"2995\" data-end=\"3042\">Stanovanjska politika kot klju\u010dni dejavnik<\/h2><p data-start=\"3043\" data-end=\"3323\">Ena izmed osrednjih to\u010dk pogovora je bila vloga dr\u017eave. Rigelnik je jasno izpostavil, da brez premi\u0161ljene in dolgoro\u010dne stanovanjske politike ni mogo\u010de zagotoviti stabilnega razvoja trga. Politika mora zagotoviti okvir, ki spodbuja gradnjo, a hkrati varuje interese prebivalcev.<\/p><p data-start=\"3325\" data-end=\"3555\">Pri tem je izpostavil pomen javno-zasebnih partnerstev. Dr\u017eava lahko s spodbudami, transparentnimi razpisi in prilagoditvami zakonodaje omogo\u010di, da se na trgu razvije ve\u010dje \u0161tevilo najemnih projektov, dostopnih \u0161ir\u0161i populaciji.<\/p><p>https:\/\/www.youtube.com\/watch?v=jlkv8&#8211;5r_M\u00a0 \u00a0<\/p><h2 data-start=\"3557\" data-end=\"3606\">Prihodnost slovenskega nepremi\u010dninskega trga<\/h2><p data-start=\"3607\" data-end=\"3687\">Na vpra\u0161anje o prihodnjih izzivih je Rigelnik izpostavil tri klju\u010dna podro\u010dja:<\/p><ol data-start=\"3688\" data-end=\"4062\"><li data-start=\"3688\" data-end=\"3810\"><p data-start=\"3691\" data-end=\"3810\"><strong data-start=\"3691\" data-end=\"3716\">Stanovanjska politika<\/strong> \u2013 nujnost jasne strategije, ki bo upo\u0161tevala interese dr\u017eave, investitorjev in prebivalcev.<\/p><\/li><li data-start=\"3811\" data-end=\"3937\"><p data-start=\"3814\" data-end=\"3937\"><strong data-start=\"3814\" data-end=\"3828\">Dostopnost<\/strong> \u2013 zagotavljanje, da mlaj\u0161e generacije ne ostanejo izklju\u010dene iz mo\u017enosti lastni\u0161tva ali dostojnega najema.<\/p><\/li><li data-start=\"3938\" data-end=\"4062\"><p data-start=\"3941\" data-end=\"4062\"><strong data-start=\"3941\" data-end=\"3968\">Profesionalizacija trga<\/strong> \u2013 razvoj institucionalnih vlagateljev, ki lahko poskrbijo za transparentnost in stabilnost.<\/p><\/li><\/ol><p data-start=\"4064\" data-end=\"4278\">Dodaten izziv bo tudi prilagoditev trga trajnostnim smernicam. Kljub visoki stopnji lastni\u0161tva so spremembe o\u010ditne \u2013 najemni trg raste, investicije se koncentrirajo, demografski pritiski pa zahtevajo nove re\u0161itve.<\/p><p data-start=\"4533\" data-end=\"4814\">Rigelnik je poudaril, da prihodnost zahteva preudaren pristop, kjer se bo povezovalo javno in zasebno, kratkoro\u010dne prilo\u017enosti in dolgoro\u010dne re\u0161itve.
